Thank you for your interest in Sherman and Boone Associates Property Management. When you work with me, you work with a team of quality real estate professionals.
We provide full management service for a monthly fee.
We place an ad for
the property in the Santa Cruz Sentinel, post on Craig's List and our own
website which expands nationally. We are then available for showings seven
days a week. Our Office is open Monday through Saturday. All prospective
tenants are screed with an extensive credit report including a check for
unlawful detainers. Their current and prior rental histories are also checked
and verified. Employment history and salary information is confirmed. Of
you are in concurrence to accept the application we will prepare the sixteen-page
lease or rental agreement which includes the addendums and a five-page maintenance
agreement.
We collect a deposit equivalent to one and one half months rent and the first months rent. We also provide the tenant with a unit condition list so there are no questions at move out. We can also be helpful to you in preparing the property for lease to see that the property moves as quickly as possible.
Duties cover all aspects of caring for your property. We are available 24 hours a day 365 days a year for any emergencies. We have a wide range of vendors who provide service at a very reasonable cost ant who have great expertise.
Maintenance costs are passed directly to the owner. We collect rents, post three day notices when dellinquent and collect late fees if necessary. We do routine property inspections. We always recommend that the owner have a licensed property inspector for a complete understanding of the property needs, we have several that we can recommend.
We provide an easy to read and understand statement when we send your check or direct deposit showing all collections and payouts monthly and with year to date totals for all expense and income categories. (Copy of statement available on request). A detail ledger shows all checks sent out and all receipts coming in. Beginning and ending balances are detailed on the statement.
Your year-end statement suitable for your tax advisor with all expenses and income listed. 1099's are issued for all vendors who have provided service.

Collect rents, calculate CAM charges, allocate and bill for all triple net charges with budget analysis for monthly billings on property charges. Monthly statements showing all recipts and expenses, plus all year to date receipts and expenses allocated by category.

Complete property inspections. Ongoing investigations with owner and tenants for new cost saving approaches. Close supervision of vendors always using a common sense approach.
